Shem Creek project goes back to town council

The development of The Landing on Shem Creek so far includes a billboard and Web site, but ground has not broken yet.

 

The project was to become a condominium hotel on Shem Creek in Mount Pleasant, but recent plans are changing its purpose to a hotel. The project has yet to offer architecture plans or settle on a management company, said Richard Coen of Coen Capital, the developer running the project.

 

The hotel was approved for 160 rooms in 2006 but has resubmitted a plan requesting approval of only 130 rooms and office space. The Mount Pleasant Planning Commission has recommended the plan, which goes to town council in June, said Christiane Farrell, planning and engineering chief for the town.

 

Currently, the Shem Creek Inn is the only hotel on the Coleman-Ben Sawyer corridor, Farrell said.

 

“(The hotel) market is quite healthy,” Coen said. “(The hotel plans are) just the product that we think is best for the project right now.”

 

The tract of land for The Landing is subject to restrictions of two overlay districts and the final project must work within the guidelines of both, Farrell said. Although the town is set to approve a maximum height of 55 feet in some areas of Coleman Boulevard, The Landing will be set at fewer than 40 feet tall, she added.

 

After town approval, it could take several months to break ground on the hotel as the project moves through the town’s commercial design board and building department.
