Beach Co. begins marketing ‘Watermark’ mixed-use development

This spring, construction will begin on Mount Pleasant’s new community of Watermark, The Beach Co.’s 82-acre development near the intersection of Bowman and Rifle Range roads.

Planned on property The Beach Co. has long owned, Watermark will include 118 single-family home lots, 240 apartment units and 39 townhouses. A 33-acre lake, hiking and biking trails, and a community pool and recreation center are among the development’s amenities.

There will be about 8,000 square feet of retail space for a small gourmet market, a coffee shop, a drycleaner and other such establishments.

The development will also include a 9.7-acre site for potential corporate or regional headquarters, research and development firms, and similar businesses.

“The site will serve as an economic development tool for the town to attract new business,” said Dan Doyle, vice president of development with The Beach Co.’s development division.

The development will be built out “over time,” with the apartments and townhouses built first, Doyle said. Construction on the apartment and townhouses will begin this spring and will be completed in about a year.

The town’s single-home permit allocation program will dictate the speed at which the development’s detached houses are built.

One-, two- and three-bedroom apartments will be available, averaging about 1,070 square feet. Townhouses will consist of three- and four-bedroom units and average more than 2,000 square feet. Home lots will range between 4,000 and 8,000 square feet.

Home lots range from $172,000 to $250,000 during the first property-release phase. Townhouse prices and apartment rental rates are not yet available.

Dallas-based architecture firm James Harwich & Associates Inc. is designing the apartment buildings and townhomes with a traditional Lowcountry look that includes porches and columns.

Charleston-based urban design firm DesignWorks created the development’s layout. Architecture firm McKellar & Associates will design the community center. Thomas & Hutton Engineering will do the civil engineering. Gulfstream Construction is the contractor.

Watermark is part of a growing trend of regional “in-fill,” mixed-use developments. Other mixed-use developments include:

Cambridge Square, a 35-acre development marketed by Mount Pleasant-based Mike Surles & Associates, will be built in Mount Pleasant’s Park West subdivision and will consist of condominiums, lofts and townhouses, plus retail and office space, parks and bicycle trails. Construction is scheduled to begin this year.
