Preleasing is underway for Gateway Mount Pleasant, the 60,000-square-foot, Class “A” office building set to open in the fourth quarter of 2014.
Landmark Enterprises owns roughly 16 acres on the site off Magrath Darby Boulevard between Johnnie Dodds and Coleman boulevards.
The office development, which sits on about 3 acres, is the first phase. The second phase could be a secondary office building or a hotel. A park could be included as well.
“Professional office users are pushing into the Mount Pleasant market, which is driving the pent-up demand,” said Jason Ward, Landmark Enterprises’ development vice president. “Downtown users are coming to Mount Pleasant for more affordable space with Class ‘A’ finishes.”
Gateway Mount Pleasant will target professional office users such as law firms, insurance companies and financial advisers. The office suites range from 3,500 to 20,000 square feet.
Construction will begin when preleasing is established, Ward said. Some undisclosed tenants have signed leases, and construction is set to begin in the next six to eight months.
Landmark Enterprises Inc. owns the Mount Pleasant property, Landmark Development LLC will develop it.
