Charleston Under Construction: Winter 2009


Construction and architectural firms are working hard in the Charleston market, as you’ll see in the projects listed in this edition of Charleston Under Construction. The number and variety of projects being developed indicates the strength of the industry even during an economic downturn. Thank you to everyone who submitted projects for this issue. This 6,000-square-foot, luxury home features outdoor infinity pool, spa and full kitchen overlooking a private marsh in Daniel Island Park. This home was designed to take advantage of the panoramic views from numerous decks and inside living spaces.

This Italianate house with arch-top doors and windows is situated on the 16th fairway of the Beresford Creek Course in Daniel Island Park. A formal, curved staircase invites visitors into the 4,400 square-foot home. The house features an abundance of living space with five bedrooms, 3 1/2 baths, and a second-floor entertainment room. Designed to take advantage of the views of the golf course, two-story porches on the rear of the house were incorporated into the design. The two-car garage, designed in the same Italianate style of the house, features a second floor finished room with a porch facing the fairway.

The Metroplex is a 52,000-square-foot operation center that houses electric dispatch, customer service and contact center as well as administrative and operational support services. The building construction consists of load-bearing concrete, tilt wall panels with bar joists and metal decking, a modified bitumen roof, impact resistance storefront windows and doors. Four roof-mounted HVAC packaged units provide interior climate control. Emergency backup power is provided via a 750Kw emergency generator.

The Preserve at the Clam Farm is a proposed 62 luxury-condo development. It is situated in the center of carefully preserved islands, while maintaining the natural surrounding and preserving the marshland. The property will be built up around the grand trees and will provide excellent marsh views and private deepwater docks.

This project is the second phase of the existing St. Johns Crossing mixed-use development. Phase II consists of 21 additional single-family lots to be developed with Lowcountry-style homes. This was designed under the Charleston Neighborhood District plan, which promotes alternative modes of transportation by requiring interconnected street networks and pedestrian-oriented streets with wide sidewalks, community open space and tree lined streets.

Ashley Hall New Dining Facility

This dining facility is designed to teach the concepts of healthy nutrition and total wellness. The building consists of a dining facility, private dining area, student lounge, servery/teaching kitchen and prep kitchen. The size of the dining hall was based on serving the school’s population with the least number of serving times and encouraging students to interact and serve each other. To maximize the building’s usefulness, Ashley Hall intends to operate an after-school program in the facility and offer fitness classes on its 4,100-square-foot activity roof. Many features of the building were designed to allow sustainable management practices such as reducing food waste volumes and eliminating cooking equipment that produces unhealthy foods. The building itself also includes high efficiency mechanical and electrical systems and thoughtful building enclosure design to reduce energy loss and heat gain.

C&C Warehouse & Distribution Co. will occupy a new 60,000-square-foot warehouse in Ladson to re-locate their warehousing, inventory management, and distribution business. The metal building is complete with 15 loading docks and will also have an entry feature for guests. This façade will be constructed of cementitous panels, aluminum storefront, metal roofing and contemporary lighting. The business upfit portion is modern in nature and will include many “green” elements such as recycled glass countertops and high efficiency specialty lighting.

The new Harris Teeter is located on 18 acres at the entrance to three of Mount Pleasant’s largest communities; Rivertowne Plantation, Park West and Dunes West. The grocery store, which anchors approximate 75,000 square feet of retail space, features energy efficient, environmentally friendly design elements including alternative stormwater design, use of native, water-efficient plants and the protection of the existing wetlands. SW+A worked to help create the first LEED certified shopping center in South Carolina.

The College of Charleston’s new 125,000-square-foot Science Center includes a front terrace, cobblepave service drive, paver sidewalks on both major roadway frontages and a courtyard in the back. Significant infrastructure design, engineering and installation were necessary to support the diverse needs of the classrooms, labs and office space that are located in the building.

The new District 4 high school will open to students for the 2010-2011 school year.

Mount Pleasant Hospital is located on a 78-acre site near Carolina Park in Mount Pleasant. When complete, the 200,000-square-foot, 85-bed hospital and the associated 91,000-square-foot medical office building will provide a high-tech health care center, which includes a full-service emergency room. In addition to the outpatient facilities, the hospital will have surgical and intensive care units, birthing suites, a pharmacy and a heliport. Water features, screen walls, courtyards and multiple outdoor seating areas are planned.

This is the first building of a multi-phase development for the First Baptist Church of Mount Pleasant. This multi-use building will have the seating capacity for 400 people and feature outdoor covered walkways. The lobby will have an open air atrium with a skylight for natural flowing light. This building will be comprised of many different components such as ground face block, shot blasted block, split faced block and hardi siding to achieve its decorative but functional look.
