Residential real estate sales up 31% from 2008 in Charleston area




Sales figures from the Charleston Trident Association of Realtors show a 31% increase in closings for October when compared with last year’s figures. Month-to-month numbers from September to October show a 37.78% increase in Berkeley County, a 5.57% drop in Charleston County and a 7.93% increase in Dorchester County.

Sales figures from the Charleston Trident Association of Realtors show a 31% increase in closings for October when compared with 2008, but month-to-month numbers are less dramatic in two Lowcountry counties.

Twenty fewer homes were sold in Charleston County from September to October, data show, for a 5.57% decrease in month-to-month sales. The median sales price dropped by $9,000 between September and October.

With 51 more homes sold, Berkeley County saw the largest month-to-month percentage increase in the tri-county, at 37.78%, and 13 more homes sold in Dorchester County, giving it a 7.93% increase in month-to-month numbers.

The data released Wednesday show that 721 homes sold in October in the Charleston region. In October 2008, that number was 549 homes. The association attributed the year-to-year increase in sales to a reduction in prices across the market and an increased inventory.

“In line with the national trend of an 11% decrease in median price, the Charleston area saw median home prices settle to just under $170,000 in October, a 13% variation in price from 2008,” the Realtors association said in a statement.

Inventory dropped slightly again, with 10,631 homes currently listed for sale with the Charleston Trident Multiple Listing Service, the association said.

The Realtors association reported an increase in sales for each county across the Lowcountry, with the largest year-over-year increase in Dorchester County, at 52.59%.
