Charleston Under Construction: Fall 2009


Construction and architectural firms are working hard in the Charleston market, as you’ll see in the projects listed in this edition of Charleston Under Construction. The number and variety of projects being developed indicates the strength of the industry even during an economic downturn. Thank you to everyone who submitted projects for this issue. The main focus in the design of the home was incorporation of the views from both the front and rear of the property.

Designed to take advantage of the views of Ralston Creek, this home has numerous outdoor venues, including an infinity edge pool with a spa, an outdoor kitchen, expansive terraces and a private deepwater dock. The interior includes coffered ceilings, heavy paneling and custom cabinetry. The owner’s suite is on the first floor; four guest suites, each with a private bath and walk-in closet, are on the second floor, along with a spacious den. Over the garage is a sixth suite, complete with a kitchen, full bath and living area. This home is in the Daniel Island Park neighborhood and is currently for sale.

This project consists of the lowering and renovation of the existing historic bandstand and the restoration of the existing cast-iron components. Renovation plans call for the cast-iron arches, columns and railings to be dismantled, lead-based paint to be removed, as well as patching, priming and painting of the arches and columns. Columns and arches will be reinstalled on a new foundation constructed at the original 1905 elevation.

Mount Pleasant Hospital is located on a 78-acre site near Carolina Park in Mount Pleasant. When complete, the 85-bed hospital and the associated 91,000-square-foot medical office building will provide a high-tech health care center that will include a full-service emergency room. In addition to the outpatient facilities, the hospital will have surgical and intensive care units, birthing suites, a pharmacy and a heliport.

Waterloo Estates’ entry and landscape design is the first phase of a multiphase single-family development project. Highlights of the project include monumental pedestrian gates, wrought iron vehicular gates and detailed brickwork on the serpentine brick flank walls. Landscape planning carefully preserves the scenic property and emphasizes the large historic grand oaks.

The Horizon Plan at Seabrook

The Horizon Plan on Seabrook Island includes a rebuild of all the island amenities. The project includes three major new buildings. The Island House, a 30,000-square-foot oceanfront golf clubhouse, includes new restaurants and lounges, private dining rooms and a 6,000-square-foot events ballroom. The oceanfront Beach Club includes a 5,000-square-foot outdoor restaurant and lounge, two oceanside pools, an oceanfront wedding venue and more than 5,000 square feet of sunbathing space. The Lake House, a 24,000-square-foot building, includes a 6,000-square-foot, state-of-the-art fitness center, 25-meter indoor pool, outdoor pools and recreation and athletic facilities, as well a variety of community meeting and activity rooms, all overlooking Seabrook’s Palmetto Lake. In the fall, Seabrook will also complete a facelift of the barn, which serves the 22,000-acre Equestrian Center.

Town of Mount Pleasant Pocket ParkTown of Mount Pleasant Pocket Park

The Town of Mount Pleasant Pocket Park is a new park space under construction along Coleman Boulevard that is part of the Coleman Boulevard Revitalization Plan. The project focuses on three major themes: local art, local history and sustainability. Local art is promoted by two sculptural pedestals that will serve as display locations for local artists. Local history is revealed through a meandering concrete timeline featuring sand-blasted text describing historic events in Mount Pleasant. As an educational tool for sustainability, the park hosts a stainless steel information kiosk that identifies the large number of sustainable features of the site, including reclaimed brick and concrete, recycled glass aggregate, pervious surfaces, minimized irrigation and native plantings. The site is designed to be a refuge from the busy street and includes benches, limestone seats, arbors with swings, shade structures and outdoor rooms sized to accommodate individuals and groups.

Oakland ElementaryOakland Elementary School

This 74,000-square foot, 600-student elementary school will replace the existing school on the same 26-acre site. The school will house pre-K through fifth grade and is being designed to follow sustainable and green building principles, utilizing site orientation and shading devices to properly daylight classrooms. This will effectively reduce artificial lighting loads and energy consumption. Other features include the use of energy-efficient heating and cooling systems, as well as recycled and environmentally friendly materials. The existing school will be used temporarily as a swing space to house students from other schools that are being built or renovated. Once the existing school is demolished, the land will be replaced with recreation fields and outdoor activity space.

This 4,015-square-foot, contemporary Lowcountry home features fiber cement siding, stucco foundation with brick stairs, and covered brick front and rear porches. Hardwood floors, wainscoting and triple-crown molding are used throughout the house. The gourmet kitchen has a Thermador Grand range with a six-burner grill, a 48-inch subzero refrigerator, custom cabinetry with self-closing drawer guides and double ogee granite countertops. The master suite opens to a screened porch and hot tub. The deck features a kidney-shaped pool with pool bath. The structure also features a three-story elevator.

Life Park ChurchThe Church at LifePark

This is the first building of a multiphase development for First Baptist Church of Mount
Pleasant. This multiuse building will have seating capacity for 400 people and will feature outdoor covered walkways. The lobby will have an open-air atrium with a skylight. This building will be made from components such as ground face block, shot blasted block, split-faced block and fiber cement siding.

The Center of Arts and Academics is a new campus for Charleston County that houses the School of the Arts and the Academic Magnet High School. The campus is designed to allow both schools to have their own unique identities while still sharing some common facilities, including a gymnasium, cafeteria and media center. The building will house a 600-seat performing arts theater and a 200-seat lecture hall, and it is designed to incorporate sustainable features, including a central ice storage cooling plant.

The Community Center is a 24,000-square-foot multiuse recreation facility located at Harmon Field adjacent to the existing Herbert Hasell Aquatic Center. The facility will be LEED gold-certified and will provide the community with recreational spaces, meeting rooms, a small library and a central location for various community services, including summer camps and educational programs. The design of the building responds to its contextual setting through development of a strong central axis that links to the adjacent existing recreational pool.

This project contains approximately 42,000 square feet of showroom, service area, warehouse and office space. The building’s structural frame and roof are pre-engineered building components supplied by Nucor Building Systems. The showroom (approximately 25,000 square feet) has a polished concrete floor and an exposed ceiling of metal rafters plus Guardian Building Products’ Energy Saver insulation system. More than 500 units are on display under roof with more outside and inside storage.

Tenet Healthcare Corp. is completing the construction of Hospital Drive in conjunction with
the construction of the East Cooper Regional Medical Center in Mount Pleasant. The Hospital Drive project includes the realignment of approximately one-fourth mile of existing roadway, as well as a half-mile extension of Hospital Drive from Von Kolnitz to Mathis Ferry Road. The Mathis Ferry/Hospital Drive intersection consists of a roundabout.

264 Woodland Garden Lane is one of the Cassique Garden Cottages. Each of these houses offers a one-story floor plan and is surrounded by private garden courtyards. This prestigious Kiawah Island Club neighborhood is adjacent to the Cassique Clubhouse, with Voysey’s — Tom Watson’s acclaimed links course — as well as the new Sports Pavilion, with tennis, pool, squash and the latest fitness facilities.

Belle Hall Eye Care will occupy this new location. The project includes a retail area with fitting stations for new eyewear, six eye exam bays, an optical lab and a contact fitting area. Other features include business offices and a private doctor’s office. The second floor is set aside for storage and mechanical space. The exterior of the building will feature a “brick skirt” and cementitious siding under a shingle roof, which will have two pronounced dormer areas to allow for second-floor space. Operable shutters will accent the windows. Pervious concrete pavers will be used in the parking areas to help accent the landscaping.

The 2256 Wren St. Building Project for the Charleston Department of Disabilities and Special Needs is a renovation of an existing 13,913-square-foot pre-engineered metal building. Interior renovations include 18 new rooms or offices with ceramic and resilient flooring, acoustical panel ceilings, aluminum storefront windows, wood doors and new paint, as well as new plumbing, fire protection, HVAC and electrical systems. Exterior improvements include aluminum awnings, metal stairs and railings, a new 48-space parking lot and landscaping.

Glick/Boehm & Associates was responsible for the site planning of two acres and design of the Pelican’s Nest, an ocean-oriented outdoor bar and food venue adjacent to the oceanfront pool complex and the new Island House. In addition to the bar and food venue, the Pelican’s Nest includes a recreation room, retail outlet, kitchen and restrooms. The facility is a one-story structure elevated to meet floodplain requirements and its design focuses on a strong indoor/outdoor relationship.

This custom beach home, designed to function later as a permanent home, has four bedrooms, 3.5 baths, approximately 3,200 square feet of heated space and 1,000 square feet of outdoor living area. A large front porch and double rear screened porches with woodburning fireplace extend the living space for year-round use. The house incorporates many energy-saving features, including low-energy, impact-rated windows, spray foam insulation in the roof and first floor, blown cellulose insulation in the exterior walls,tankless Rinnai water heaters and a Solatube skylight.

The project consisted of an extensive exterior renovation, including new fiber cement
plank siding, trim and an architectural shingle roof. Existing front and rear porches were removed. A new front porch with access ramps and stairs was added. The new front porch
was designed in a bungalow style, which is a vernacular of the neighborhood. New rear porches were also added.

The first floor is made up of golf pro shop, men’s and women’s locker rooms and lounges and a conference hall with pre-function space to seat 300 people. The second floor of the facility consists of a grillroom to seat 82 people, a private dining facility to seat 100 people and a formal dining facility to seat 54 people. The grillroom includes a bar with 14 seats and all three areas on the second floor are complimented.

The property is designed to compound medications from BHRT (Bio Identical Hormones) to veterinarian prescriptions. Plantation Pharmacy also provides a medication take back program to dispose of unwanted, unused and expired medication properly to keep them out of drinking water supplies and the environment.  The pharmacy opened its doors in August 2009.  Soon to follow will be the opening of their traditional 'pharmacy style' soda fountain.
