Roper St. Francis Healthcare to build in Goose Creek

Roper St. Francis Healthcare announced plans Monday to buy 66 acres of land in Goose Creek from The Daniel Island Co. and build a new medical facility at Carnes Crossroads.

In doing so, the hospital became the first business to solidify a deal to move into The Daniel Island Co.’s planned Carnes neighborhood, a 2,300-acre site where the company envisions a mixed-use community of homes, apartments, businesses and schools.

Neither side would disclose the selling price, noting that the deal is not slated to close until early November.

“We think it’s a great first neighbor to have up there that will serve not only the people who will eventually move into the Carnes development, but others in the Berkeley County/Goose Creek area,” said Julie Dombrowski, communications director for The Daniel Island Co.

Roper plans to initially build a medical facility with diagnostic services on six acres of its 66-acre plot situated near the intersection of Highway 17A and Highway 176, said Doug Bowling, the hospital’s vice president for system development. The hospital bought the other 60 acres, he said, under the assumption that the Goose Creek area will become the next big booming bedroom community if the tri-county population growth continues to outpace the national average.

“This is a long-term acquisition,” he said. “Through our research and the research of The Daniel Island Company, we really feel that area will be the epicenter of Berkeley County and the new town center of Goose Creek in coming years,” Bowling said.

Hospital officials hope to begin construction on the facility next fall, with it projected to open in late 2009.

Dombrowski said The Daniel Island Co. is in negotiations with other businesses looking to move into the commercial corridor of the planned community. The company has yet to break ground on any of its proposed 6,000 residential units for the area.

“We will probably start marketing residential properties at the very earliest late next year,” Dombrowski said.
